How long does it take to complete a survey?

The Buyer Beware Survey and the Structural / Building Survey, take in the region of 1½ - 2½ hours at the property. We encourage our clients to attend the property for an overview if they wish upon completion of the survey, or by discussing the results of the survey by telephone immediately following our attendance at the property. The comprehensive written report would usually follow within 3 – 5 working days.

Does the Buyer Beware / Structural Building Survey include a Valuation of the property?

NO, neither report offers a Valuation. Our reports are directed to the actual fabric of the structure and the repairs required to the property. A valuation of a property is quite subjective and should not be taken as gospel by any member of the general public. A valuation of a property is at best, a guess on the possible value of the property. What is more important we believe, is that our clients have an overall view of the cost of repairs to a property they are intending to purchase. Then a reduction in price can often be negotiated.

How can I be assured that I will receive value for money and what if I need further advice once I have received my survey report?

We have been carrying out Surveys of residential properties for 25 years or thereabouts and have carried out thousands of surveys throughout the North of England. We pride ourselves on the comprehensive nature of our surveys. We fully understand that our role is to protect our clients investment in a property and therefore we ‘go the extra mile’ to ensure that our surveys are comprehensive, complete and will advise our client accordingly (we give clear proper advice not ambiguity). Our reports average between 10 – 15 pages of findings and advice, set out in clear, plain English. Moreover any queries or questions regarding a report can be addressed by meeting the surveyor at the property or over the telephone. We make ourselves accessible to our clients. Client satisfaction is paramount to us.
